This July, it will be 18 years since I actively started helping folks buy and sell real estate in the Bay Area. If I had gotten pregnant then, I would have a child graduating from high school in a few months. Eighteen years. Can you believe it? It’s longer than I’ve ever spent in any other career. It’s challenging, maddening, discouraging, constantly changing, yet ultimately great fun. Oh, the stories I could tell! (And the lessons I’ve learned.) The ones that got away and the ones that cemented friendships I cherish to this day.

 

So, enough about me. What is the Real Estate market doing? Specifically, what is going on in Belmont? February is typically a light month for sales, but this February was ridiculous. Four sales. Yep, you read it right, Belmont had a grand total of four sales that showed up in the MLS data net.

Two homes sold significantly higher than asking price, $202,000 and $163,288; one sold a little over asking price $12,000; and once sold significantly below -$30,000. What does this data tell us?

 

One, each home is unique and not every home will attract the same attention. But there is something else going on. Can you see it? Notice the number right after the number of beds and baths. That is the number of days on the market. The two that sold for the most had 12 and 11 days on the market respectively. The one that sold for just a little over had 0 days; and the one that sold for much less had 50 days. What is the correlation? POETRY: My blog may have given you a hint. Back in August of 2012, the Poetry bug bit me in the butt and I’ve been composing poems ever since. I’ve written over 60 poems so far, have won awards, competed in contests and had some work published in Carry the Light Volume III (Stories, Poems and Essays from the San Mateo County Fair). Look up my name on Amazon.com and you can see it and even purchase it for about $10. It is an anthology and I am just one of many writers contributing. One day, though, I look forward to publishing my own book.
